New construction, read correctly
Builder incentives change monthly and are rarely what the sign says. We track them across North Dallas, so we can tell you whether this month’s package is genuinely good. The builder pays us, and we work for you.
Buying
Relocating from out of state or moving two neighbourhoods over, the job is the same: the right home, without overpaying for it.

Why us
Builder incentives change monthly and are rarely what the sign says. We track them across North Dallas, so we can tell you whether this month’s package is genuinely good. The builder pays us, and we work for you.
Coming from California, Illinois or New York? The five cities look alike online and aren’t. We’ve filmed all of them, and we’ll tell you plainly which one fits your commute and your budget.
Zack and Lora run point, with a full-time assistant and a transaction coordinator behind them. Someone answers, and deadlines don’t slip.
How it goes
Commute, schools, lot size, timeline, and the number that keeps it all comfortable. Most wasted months in a search come from skipping this.
A few homes with our reasoning attached, including the ones we’d rule out and why, before you drive across town to see them.
Traffic, builder reputation, what each section backs onto. The things listing photos leave out.
Priced against what actually closed nearby. On new builds that means reading the incentive package properly; a rate buydown is often worth more than a price cut.
Findings get negotiated, not just accepted. Our transaction coordinator keeps every deadline on the calendar.
It depends on three things: your commute, your budget, and whether you want new construction or an established neighborhood. Plano and Frisco are closest in and most built out. Prosper and Celina have the most new inventory and the most builder leverage. McKinney is the one with a real downtown. We will tell you plainly which fits, even if the answer is none of them.
They are how developers pay for roads, water and drainage in brand-new areas. They show up as an extra line on the tax bill and they matter: two similar homes a mile apart can carry very different totals. We flag them before you tour, not after you are under contract.
No. The builder pays our commission, and the builder’s on-site agent works for the builder. Bringing us costs you nothing and puts someone on your side of the table, which is where the incentive negotiation actually happens.
A resale purchase typically runs 30 to 45 days from accepted offer to keys. New construction depends on the stage: a completed inventory home can close in a month; a home built from dirt can take eight months or more. We plan the timeline around your move date, not the other way round.
Tell us where, when and roughly what number. We’ll give you a straight read on whether it’s realistic and where to look.
