How we work

Four steps, whichever side you’re on.

  1. Start with a call

Where you’re moving from, your budget, your timeline. Twenty minutes, no pitch.

  2. Narrow the cities

We match you to one or two of the five, and send our videos of them before you fly in.

  3. Tour with us

In person or on video. We flag taxes and MUD or PID fees before you fall for a house.

  4. Negotiate and close

Resale or new build, we negotiate the price and the builder incentives, then hand you the keys.

Questions

What people ask us first.

Ask us something else
Which of the five cities is right for me?

It depends on three things: your commute, your budget, and whether you want new construction or an established neighborhood. Plano and Frisco are closest in and most built out. Prosper and Celina have the most new inventory and the most builder leverage. McKinney is the one with a real downtown. We will tell you plainly which fits, even if the answer is none of them.

What are MUD and PID fees, and why do new communities have them?

They are how developers pay for roads, water and drainage in brand-new areas. They show up as an extra line on the tax bill and they matter: two similar homes a mile apart can carry very different totals. We flag them before you tour, not after you are under contract.

Do I pay you if I am buying new construction?

No. The builder pays our commission, and the builder’s on-site agent works for the builder. Bringing us costs you nothing and puts someone on your side of the table, which is where the incentive negotiation actually happens.

How long does buying take from out of state?

A resale purchase typically runs 30 to 45 days from accepted offer to keys. New construction depends on the stage: a completed inventory home can close in a month; a home built from dirt can take eight months or more. We plan the timeline around your move date, not the other way round.

Can we start with a call before committing to anything?

Yes, and that is how most of our clients start. A short conversation about where you are and what you are trying to do. No pressure and no pitch. If we are not the right fit, we will say so and point you to someone who is.
